Greetings and salutations to our property owners.
I first want to say, what great weather greeted us board members for our Annual meeting and our budget meetings in September and October in Pagosa Springs.
Secondly, it's been a tough year for Masters Place because of a sprinkler system failure and flooding in the crawl space, of the 3 story building. Units 7309-7320.
All units in that building were out of service for over a year, that's 60% of Masters Place units. This was such a challenge for everyone involved because of outdated ordinances, change in building code for sprinklers & outdated sprinkler heads, which resulted in necessary engineering and design changes. Getting the right people for all this with the knowledge and qualifications was a mind boggling job.
Wyndham's response has been a change in some of the local management, then a period of becoming up to date on the situation and a mass effort to come up with the right firms to get the job done. I will say, it has been a great team effort on everyone's part. Work is in progress and should be completed by first part of November. Again thanks to a great team effort.
Wyndham took great care to see that none of our owners were dis-placed. Another great team effort.
During budget meeting, our board, along with Wyndham management, toured every one of these units. It was an eye opening experience. Usually at a meeting, we see only the unit we are in. The experience was rewarding for both the board and management.
Pagosa is probably the most challenging property under Wyndham and I give local management great credit for a good job.
Because of all the turmoil and everything; we have decided to keep the budget and yearly maintenance fee for Masters Place close to what it has been, until we get all the final data and things are back to normal.
Hopefully we will have good news for next year's meetings.
