Dear Elk Run Owners,

It is time again to provide you with an update on recent Elkrun Board activity. On April 07, 2017, your board met for a regular meeting in Pagosa Springs. All three board members were present at this meeting. Currently we are tracking the following financials as of February 28, 2017.


  • Billed $670,870.00 maintenance fees for 2017, with $614,002.15 (92%) collected and a balance of $56,867.85 (8%) past due. (adjustment - $0.00). We are pleased to report this paid amount is much higher than in past years.
  • Outstanding - $48,391.87 for current and past years. We are pleased to report this number is the lowest it has been in a number of years.
  • Reserves – $319,814.00


We continue to turn over all non-maintenance fee paying owners to Wyndham collections. For those owners who are six months behind, foreclosure proceedings will start. This board signed an agreement with Wyndham, Inc. to handle foreclosure processing and transfer of deeds. Working with Wyndham has reduced our legal fees and has produced an efficient means to collect and deed transfers.


We signed an agreement with Wyndham Extra Holidays to rent foreclosure weeks. We are pleased with the results year to date of $1,724.00 as of February 28, 2017. This amount is lower than in past years as we reduce the number of foreclosure weeks available to go into the rental pool.


1. Currently we have no slated projects. We are looking into repair work on our parking lots and updating our kitchens.
